Beaulieu River Waterfront Estate: Architectural CGI and Animation

Charles Roberts Studios produced architectural CGIs and a 3D animated film for the proposed redevelopment of a waterfront estate on the Beaulieu River. The visuals were created for property marketing, before any construction had begun.

The estate extends to approximately 12 acres of private grounds, with long views across the river and direct access to the water. ADAM Architecture secured planning consent to redevelop much of the site. The existing house is a 1930s half-timbered Tudor-style property, once owned by the Showering family of Babycham fame, overlooking lawns that run down to the river. The estate was marketed at £10 million by joint agents Spencers of the New Forest and Knight Frank, and sold after ten days on the market.

The centrepiece of the proposals is a new 10,000 sq ft main house arranged on a butterfly plan. A guest house forms one side of a walled garden, creating a private, sheltered space beside the main residence. Elsewhere in the grounds, the scheme includes a replacement tennis court, an oval swimming pool and pavilion, and additional guest and staff cottages.

The waterfront is a significant part of the design. A boathouse and slipway, together with a private deep-water jetty, give direct access to the river and onwards to the Solent.

The CGIs and animation show the proposed buildings in relation to the landscape and the river, so prospective purchasers could understand the completed estate before it was built. For a property of this scale, the relationship between house, grounds and waterfront was central to what was being offered, and the animation allowed buyers to follow it in motion.
