Charles Roberts Studios was commissioned to produce a series of architectural visualisations to support both the planning application and property marketing for Colston Court, a proposed luxury residential development in the heart of Gerrards Cross.
The scheme comprises 12 high-end apartments, set within a prime central location and benefiting from uninterrupted views across Gerrards Cross Common — a rare and valuable asset extending over 32 hectares of protected open space. With an average achieved sales value of approximately £1.3 million per apartment, the development required visual material that could communicate quality, sensitivity, and commercial confidence in equal measure.
Our brief was to transform an existing site into a clear, aspirational vision that would resonate with planners, local stakeholders, and the prime residential market.
Visualising Change with Sensitivity and Clarity
Planning-led residential developments demand a careful balance. Visualisations must accurately represent the proposed architecture while demonstrating respect for the surrounding context and streetscape.
For Colston Court, this was particularly important due to its prominent position overlooking the Common and its proximity to Gerrards Cross High Street.
Charles Roberts Studios developed CGI imagery that clearly illustrated the scale, massing, and architectural character of the proposed building, ensuring it sat comfortably within its established residential setting.
Roof forms, façade articulation, window proportions, and materials were all carefully considered and visualised to align with local planning expectations and design policy.
The resulting imagery provided planners with confidence that the proposal enhanced rather than disrupted the character of the area.
Planning Application Support Through CGI
Architectural visualisation plays a vital role in modern planning applications. Static drawings alone often fail to communicate the real-world impact of a proposal, particularly for non-technical audiences.
For Colston Court, the CGIs were produced specifically to support planning submission documentation. Viewpoints were selected to reflect realistic pedestrian and street-level perspectives.
By presenting the proposal within its true environmental context — including neighbouring buildings, landscape elements, and public realm — the imagery helped reduce ambiguity and minimise the risk of misinterpretation during the planning process.
CRS Reveal: Before-and-After Planning Visualisation
In addition to traditional CGI stills, a CRS Reveal before-and-after slider was created to clearly demonstrate the transformation of the site.
This visual tool allows viewers to transition seamlessly between the existing condition and the proposed development from the same viewpoint, providing immediate clarity on what is changing — and just as importantly, what is being retained.
For Colston Court, the Reveal slider proved particularly effective in illustrating improvements to the site’s architectural presence and its relationship with the Common.
Prime Location, Clearly Communicated
Colston Court occupies a highly desirable position within walking distance of Gerrards Cross High Street, offering immediate access to shops, restaurants, and transport links while retaining a strong sense of openness through its frontage onto the Common.
The visualisations were composed to emphasise this balance of central convenience and green outlook, reinforcing the development’s appeal to discerning buyers seeking both privacy and connectivity.
Architectural Detail and Material Realism
For developments operating at this level of the market, visual credibility is non-negotiable. Buyers, agents, and investors expect imagery that reflects real materials, realistic lighting conditions, and authentic proportions.
A refined daylight lighting approach was applied to ensure clean, natural illumination across all imagery. Brick tones, roof textures, glazing reflectivity, and landscape treatments were rendered with precision.
This attention to realism ensures the visuals can be confidently used across planning, marketing, and sales channels without misalignment between expectation and delivery.
